July 2017 real estate report

During the month of July, 36 homes sold on Daniel Island. While that is less than the total sold during June of this year, it is still up from last year during the same month. Only 25 homes sold in July 2016. As of Aug. 9, there were 195 homes for sale. Of those, 149 were active and 48 were under contract. In July, sales totaled $28,460,424.

The most expensive home, a 7,720 square foot property on King George Street in Daniel Island Park, sold for $2.8 million. The least expensive home, a 756 square foot condo at 300 Bucksley Lane, sold for $128,000.

According to Hayden Jennings of Hayden Jennings Realty, the market seems to be appealing to both sellers and buyers right now.

“July had some interesting stats that back up what I am seeing in the market today,” said Jennings. “Buyers have a bit more confidence and are able to get loans and sellers that have waited for prices to come back a bit are entering the market now.”

Jennings also pointed out that the average days on the market had increased dramatically as well.

“This increase in days on market may reflect the fact the we have shifted to more of a sellers’ market with some sellers testing the market pricing to take advantage of rising prices in Charleston,” he noted.
