A 2,000-square-foot space at 250 River Landing Drive on Daniel Island is currently under construction and estimated to be completed in the first quarter of 2021.
“It will probably be about five months before construction is fully completed,” said Pete Harper, a leasing agent at Lee and Associates.
The property is located beside the Circle K. The new space is owned by Island Market LLC, a Charleston area real estate company. Island Market owns both pieces of land.
Design plans call for a one-story building, with a food, beverage, or retail service likely occupying the space.
Harper said that the site offers an excellent location.
“As you get off of the highway it’s right there, and it’s in downtown Daniel Island. The building is visible from both River Landing Drive and Island Park Drive. It’s a great location,” Harper said.
The space has access from the front and the back of the building, which features a parking lot that is shared with the gas station and convenience store.
Harper said that the acquisition continues to reflect the current market conditions on Daniel Island.
“They decided to execute the construction because of how tight the Daniel Island market is for retail at this point,” he said.
Harper, who has 10 years of experience with commercial real estate in Daniel Island, said that 95% of retail space and 89% of office space was occupied at the end of the second quarter for 2020.
“In just the next couple of years, I think the Island will be completely built out,” he said.
While nothing is official, Harper said that it wouldn’t be long before Lee and Associates finds a tenant for the space.
“Nothing is signed yet, but we’re working through a deal as we speak,” Harper said.
