Real Estate sales on Daniel Island down this July over last July

Sales on Daniel Island in July were down compared to previous years during the same month. Twenty-five homes sold in July. The total amount of sales equaled $15,911,365. With only one home selling for more than one million dollars, the total sales amount for the month was lower than the past couple of months. The average sell price for the month was $636,455.

The most expensive home sold during July was in Daniel Island Park on Ralston Creek Street. The five bedroom home sold for $1.2 million. The least expensive home sold on Daniel Island in July was a one bedroom condo on River Landing. It sold for $158,000.

As of August 12, there were 177 homes for sale. There were 99 active and 80 were under contract.

There are several trends that could be seen during July. According to Hayden Jennings, owner/broker of Hayden Jennings Properties, “The supply of homes for sale is tight with 22.2 percent less single family homes for sale vs. July 2015, while the supply of condos is about the same as July 2015. Condos are selling at a bit larger discount and staying on the market about three times longer than single family homes. The discount of list price to sold price of condos was 95.2 percent with an average of 89 days on the market vs. 97.8 percent discount and 27 days for single family homes which is almost half the time on the market compared to July 2015.”
