Daniel Island home sales slow, prices remain elevated

In January, 21 homes sold on Daniel Island. As of Feb. 17, there were 77 homes listed for sale. Thirty-eight were active listings and 39 listings were under contract.

The most expensive home sold in January was in Daniel Island Park on Watroo Point for $4.3 million. The least expensive home sold was a condo at Daniels Landing that sold for $275,000.

According to Tricia Peterson with Island House Real Estate, homes are taking longer to sell compared to last year, but the average sales price and price per square foot is still elevated compared to January 2022.

“Buyers have a little more time to make a decision since time on market has been longer, but we are still in a mostly sellers’ market due to the low inventory and high buyer demand,” Peterson noted. “Spring market is upon us and we should see further acceleration of sales.”
