January 2017 Real Estate Report

With the start of the new year, real estate sales are very much on par with recent years during the same time period.  In January 2017, there were 16 homes that sold, compared to14 for the past 2 years. As of February 16, there were 191 homes for sale. Of those, 136 were active and 55 were under contract. Total sales in January equaled $8,950,324; again very close to the number last year.

The most expensive home sold during January was a five bedroom/4 bath home on Gunboat Lane in Daniel Island Park. It sold for $924,500. No homes sold for more than one million dollars in January. However, exactly half of the homes that did sell were over $500,000.  The least expensive home sold was a one bedroom/one bath condo on Bucksley Lane. It sold for $135,000.

According to Hayden Jennings with Hayden Jennings Properties, two interesting trends (when comparing January 2017 to January 2016) are the number of days homes were the market have decreased and new listings have increased.  This January, single family homes were on the market for an average of 47 days while in January 2016 homes were on the market for an average of 81 days. That’s a 42% decrease, according to Jennings. It’s the same for condos, with a 53% decrease in days on the market this January compared to last. Also, there were more listings this year than last year during the same time period.

“So homes and condos are selling faster than the same period last year even with a significantly more supply coming into the market,” states Jennings.
