January 2018 Real Estate Report

Daniel Island home sales in January were higher than the past few years during the same month. There were 24 homes that sold, compared to 16 and 14 for the past two years respectively. As of Feb. 15, there were 170 homes for sale. Of those, 109 were active and 61 were under contract. Total sales in January equaled $18,699,451. This number rose substantially compared to January last year partly due to five homes selling for more than $1 million.

The most expensive home sold was on Park Crossing Drive in Daniel Island Park. It sold for $1,950,000. There were two condos that sold for $205,000 each, which were the least expensive home transactions in January.

According to Hayden Jennings with Hayden Jennings Properties, an interesting trend when comparing this January to last January is the number of days homes are staying on the market.

“For condos, the number of days on the market jumped up 600 percent to 216 days versus 31 days in January 2017,” reported Jennings. “For single family homes, the number was not as dramatic, but still a 140 percent increase at 112 days versus 47 days in January 2017.”

Jennings also noted that while January is usually a slower time of the year for sales, the days lost to the snow probably did not help sales.
