July 2018 Real Estate Report

Following a familiar pattern for the past several years, real estate sales on Daniel Island were down in July. Thirty two homes sold during the month of July. As of August 10, there were 177 homes for sale, with 106 active and 71 under contract. Total sales in July equaled $28,126,722.

Ten properties sold for more than $1 million and a whopping 75 percent of the homes that changed hands were sold for more than $500,000. The most expensive home purchased was in Daniel Island Park. It sold for $1.7 million. The least expensive home sold was a condo on Bucksley Lane for $213,500.

Hayden Jennings of Hayden Jennings Properties noted that even while the number of sales slowed down in July, which is common, there were some positive trends during the month.

“In July 2018, homes were selling significantly faster than they were in the same timeframe in 2017 at higher prices and with less inventory,” stated Jennings.

“The number of days on market was down 33 percent (51 days vs 77 days) compared to July 2017. Also, the median sales price of $1,013,629 was up almost 27 percent from July 2017.”
