July 2019 Real Estate Report

A total of 30 homes sold on Daniel Island in July. The total volume sold was $21,411,329, which is down about $6.7 million from the same period last year. The most expensive home sold was in Daniel Island Park on Cattle Street for $1.8 million.

As of August 21, there were 193 homes for sale on Daniel Island, with 124 active and 69 under contract.

According to Hayden Jennings with Hayden Jennings Properties, July is typically a good month in Charleston but there were several interesting trends to the Daniel Island market during the month.

“One stat that stands out was the large increase in the days on the market (DOM) for single family homes. In July 2019, the average was 104 DOM vs. 51 DOM in July 2018 (a more than double increase), while the average sales price was down only 7 percent over the same period last year,” stated Jennings. “However condos showed the reverse of this trend with 51 DOM this July vs. 122 DOM last July, which is an almost 60 percent decrease. This is in tandem with 32 percent lower average price in July 19 vs. July 18.”

Jennings suggests that condo owners are getting realistic about pricing units to sell quickly, while inventory was similar for each period.
