Forty five homes sold on Daniel Island in June, which is right on par with the past few years. The total volume sold was $33,624,296. The most expensive home sold was in Daniel Island Park on Wading Street for $2.4 million.

As of July 9, there were 202 homes for sale on Daniel Island, with 133 active and 69 under contract.

According to Renee Pote of Iron Gate Realty, new construction sales remain strong. She believes that with build-out of the island nearing, that may be a major factor in drawing interest to the new construction.

“Of the 69 under contract, one third are new construction,” she noted.

Pote also noted that though the market is healthy, there is the tendency to see price adjustments happening before homes are selling.

She added, “In my opinion it is likely due to a combination of the initial asking price not being in alignment with the current market and then the market itself is constantly changing, sometimes making it necessary to adjust the price.”
