Low inventory trend continues into 2021

While January 2021 home sales significantly lagged behind December 2020 numbers, the sales trend was still well ahead of the same month a year ago. 
 
With the total January volume of $28,987,528, it was a strong start to the year compared to January 2020 pre-pandemic numbers of $15,414,201.
 
Thirty-four homes sold on Daniel Island in January. The least expensive homes were two condos at 130 River Landing Drive, which both sold for $170,000. The most expensive home sold was on Ralston Creek St. for $2,500,000. 
 
As of Feb. 11, there were 108 total listings on Daniel Island, with 25 being active listings and 83 homes under contract or pending.  
 
According to Renee Reinert Pote with Iron Gate Realty, due to the lack of inventory, homes come on the market briefly, sell quickly, and are even priced a little higher than recent sales.  “We are seeing homes sell before they are even listed on MLS,” Pote stated.  
 
What does this mean? Pote believes there will be a need for some shorter-term rentals as people start to wait for homes to come on the market. It’s also evident, she said, that people are opting to stay in their current home and adding what they need to their home. 
 
“There is an increase in swimming pools being added to homes. Buyers want in-home offices and play rooms for the kids,” Pote added. 
 
Is this the time to sell? “Yes, but do you have a place to go? That is the question,” Pote answered.
