May 2019 Real Estate Report

Home sales on Daniel Island in May showed a slight uptick from previous years. Thirty-eight homes sold this May compared to just under 35 each of the last three years. The total volume sold was $33,828,169. Thirteen of the 38 homes sold closed for more than $1 million. The most expensive home sold was on Ralston Creek Street for a whopping $4.1 million.

As of June 12, there were 212 homes for sale on Daniel Island, with 128 active and 84 under contract or contingent.

Hayden Jennings of Hayden Jennings Properties noted that the uptick in the market was typical for springtime on Daniel Island.

“The market increase was due to our pleasant weather here in the Lowcountry compared to other parts of the country,” he said.

Jennings also pointed out that the number of days on the market increased for single family homes in May this year compared to last May. But the opposite was true for condos, he said.

“In May 2019, it was 92 days on the market versus 40 days on the market in May 2018, that’s a 130% increase. However, condos showed the reverse of this trend with 58 days on market versus 146 in 2018, a 60% decrease.”
