Homes sell quickly in May, but monthly total dips

In May, there were 20 homes that sold on Daniel Island for a total sold volume of $16,069,400, down from more than $33.8 million in May 2019.

The most expensive home sold was on Watroo Point in Daniel Island Park for $2.1 million. The least expensive home sold was a condo on River Landing Drive, which sold for $141,000.  

As of June 9, 2020, there were 200 homes for sale with 118 active and 82 under contract or pending.

Renee Reinert Pote with Iron Gate Realty said homes have been selling quickly during the pandemic and she believes one of the reasons has to do with more homeowners being flexible in pricing. Pote also has seen many homes sell as soon as they hit the market.

“The homes that sell that quickly and near asking price tend to be No. 1, priced correctly, No. 2, fresh and updated with an easy flowing floor plan and no obstacles to overcome,” she said.

There are some typical obstacles that can affect or interfere with pricing.

“Choppy floor plans, small living area, no backyard, limited privacy, lack of natural lighting are all obstacles that can be overcome or lessened with painting your walls light, sparse furnishings, improving natural lighting with window treatments used,” she explained. “Most agents can help you plan to get your home on the market.”
