Toni’s Detroit Style Pizza plans fall through

The former Lowco Café on Clements Ferry Road will soon be home to a Spinx Commercial Kitchen and Distribution Warehouse.
The sale of the 6,060-square-foot building was finalized on July 11 for $2.6 million, ending a series of changes in the building’s intended purpose.
Spinx, represented by Blair Hines of Gearhart/OCA, will use the location for its new commercial kitchen and distribution operations. This facility will support Spinx’s 20 local convenience stores by centralizing its food preparation processes. The commercial kitchen will produce fresh salads, sandwiches, and other items daily, aiming for consistency across all locations.
The building’s seller, Brian Fogle of Coldwell Banker Commercial Atlantic, elaborated on Spinx’s plans.
“(Spinx) wants to have higher quality, good, fresh food. Their business plan is to have the same crew in this kitchen making the product fresh every day, which will be delivered to all Spinx locations locally. It’ll provide a good rotation to make sure there’s always fresh food on hand.”
The new warehouse will not feature gas pumps or an electric vehicle charging system, which was part of previous plans for the site.
While the timeline for the facility’s opening is uncertain due to permitting and construction phases, Fogle is hopeful that work will begin by October.
The building, previously occupied by Lowco Café and Lowcountry Coffee Roasters, closed its doors in June 2023. Initially, it was set to become the second location for Toni’s Detroit Style Pizza, complete with a commissary kitchen and an EV charging station. However, those plans fell through due to unforeseen expenses and staffing challenges.
“In a nutshell, expenses were more than we expected,” said Toni Sahutske, business partner of Toni’s Detroit Style Pizza. “Also, hiring the right people. The family we have working in our Mount Pleasant location would be hard to duplicate.”
Sahutske added that the pizza restaurant doesn’t plan to open any other locations in the future.
“We’re going to stick with our one mom-and-pop shop.”
