Construction begins on DI waterfront apartments, I-526 extension dead

WATERFRONT PHASE FOUR BREAKS GROUND
 
Ground has been broken on two new buildings that will sit adjacent to marshside near the Daniel Island waterfront.
 
East West Partners began construction on Marin, the fourth phase of The Waterfront community located next to the children’s park off Island Park Drive.
 
The apartments will house 128 units off Pier View Street, made up of one- to three-bedroom units ranging from 777 to 1,798 square feet, and will start at $3,000 per month.
 
The residences will have private terraces, with amenities that include a pet spa, a rooftop lounge, and a private pool.
 
During the anticipated two-year construction period, the intersection of Pier View Street and Daniels Landing Drive will remain closed. A temporary turnaround is now in place. 
 
211 Seven Farms Drive includes five condos 
 
Concrete walls on a new condominium are starting to take shape as construction continues on a three-story mixed-use building at 211 Seven Farms Drive, across from Vespa Pizzeria.
 
The development by S.L. Shaw & Associates will house five three-bedroom, three-bathroom residences with a commercial unit on the ground floor. A dermatology practice is slated to occupy the space.
 
Developers, longtime Daniel Island residents, said the boutique-style condos will range from 2,300 to 2,800 square feet, start at $1.9 million, and will include high-end finishes and private parking.
 
Two of the five units have already been sold.
 
The project is expected to be completed by spring 2026.
 
TOWNHOMES OPEN IN NOWELL CREEK VILLAGE
 
Fenland, the new rental townhome community in the Nowell Creek Village development, celebrated its grand opening on June 7.
 
The community, located off Daniel Island Drive, is made up of 50 townhomes ranging from 2,100 to 2,500 square feet and includes three- and four-bedroom floor plans. Monthly rates for leasing start at $4,804.
 
The townhomes will feature living spaces with oversized windows and marsh-front views, and residents will have access to a pool pavilion and a community dock.
 
I-526 EXTENSIONS TO JOHN, JAMES ISLAND CANCELED
 
After decades of planning, lawsuits, and estimated costs exceeding $2.3 billion, the Mark Clark extension project is officially dead.
 
On May 12, the South Carolina Transportation Infrastructure Bank unanimously ended the funding agreement with Charleston County and the state’s department of transportation, halting the planned extension of Interstate 526 across Johns and James Islands. 
 
The decision comes on the heels of a November referendum where voters overwhelmingly rejected a sales tax to fund the project. Charleston County will recover $3.1 million of its $8.4 million contribution, while the state’s transportation department keeps $41 million in land acquired along the planned route.
 
The project, which was set to begin in 2027 and remain active for about 25 years, aimed to increase regional transportation capacity, improve safety, and enhance mobility for West Ashley, Johns Island, and James Island. 
 
Local leaders recognize the ongoing need for traffic relief. 
 
“The needs are just going to continue to grow,” Charleston state representative Leon Stavrinakis said.
 
Alternative improvements, including a $354 million interchange upgrade on U.S. Highway 17 and Main Road, will undergo construction this year and are expected to be complete by fall of 2028.
