Home sales slow slightly for April

Daniel Island home sales in April were down slightly from previous years, by a little more than $5.5 million compared to 2019.

Twenty-two homes sold on Daniel Island in April 2020, compared to 25 in 2019. The total sold volume in April was $17,382,532, compared to $22,933,229 in 2019.

The most expensive home sold was 319 Gunboat Lane in Daniel Island Park for $1,520,000. The least expensive home sold was a condo at 130 River Landing Drive, Unit 9103, which sold for $166,590.

As of May 13, there were 175 homes for sale with 115 active and 60 under contract or pending. The average sales price of a home on Daniel Island for April was $752,638.

“On Daniel Island, we have a three-month inventory of available homes,” said Tricia Peterson of Island House Real Estate. “Last year at this time there was over six months of inventory. A six-month inventory is considered a balanced market so we continue to have an inventory shortage. On average, a home on Daniel Island is shown 10 times prior to going under contract. The average days on market is 14.”

Even with these numbers, real estate activity on Daniel Island has remained busy during the pandemic, she noted.
