February 2018 Real Estate Report

So far, the year 2018 is proving to be a healthy real estate market for Daniel Island, according to the numbers in this chart. During January and February, a total of 44 homes sold on Daniel Island. Compared to the last couple of years, that is a significant increase during the same time frame.

This February, 20 homes were sold, which again is an increase over last year and the year before. As of March 13, there were 181 homes for sale. Of those, 108 were active and 73 were under contract. Total sales in February equaled $17,196,963.

Out of the 20 homes purchased, there were only two homes that sold for less than $500,000. And there were six homes that sold for more than $1million.

The most expensive home sold during February was an almost 7000 square foot home on Lafar Street in Daniel Island Park. That property was purchased for $1,890,000. The least expensive home sold was a three bedroom/two bath condo on Blakeway Street for $237,000.

According to Renee Pote of Iron Gate Realty, an interesting trend in February was the amount of time homes were on the market before they sold. Homes actually sold quicker in February 2017 (with an average of 66 days on the market) compared to this February (102-119 days on the market). However, this trend may start to change as home prices are down slightly.

“In February of this year we sold more properties (than last year), but homes are taking a little longer to sell,” said Pote. “In our opinion we are seeing homes on the market reducing prices which could indicate a slight healthy adjustment.”
