Home sales on Daniel Island easily outpacing 2025
Daniel Island’s housing market remained active through the late summer, with sales running well ahead of last year, according to Tricia Peterson of Island House Real Estate.
Through the end of August 2025, 184 homes were sold.

"Prices have remained strong as well," Peterson said. "The median sold price in August was approximately $1.56 million, nearly 10% higher than August 2025."
August 2026 home sales ranged from $275,000 for 130 River Landing Drive, Unit 9320, to $5.4 million for 274 Furman Farm Place.
"Sellers are receiving approximately 97% of their final list price on average, although the percentage is closer to 95% when measured against the original asking price," Peterson said. "The difference suggests that some properties are requiring price adjustments before finding a buyer."
Peterson added that some properties priced significantly lower than what buyers perceive as market value have generated multiple offers within hours of being listed.
Other homes priced at or around market value, she said, have seen considerably less activity than similar properties in recent years.
"For now, the market presents a somewhat different picture for buyers and sellers than it did in recent years. Buyers have more inventory to choose from and, in some cases, more room to negotiate. Sellers can still achieve strong prices, but accurate pricing has become increasingly important."
Through Sept. 27, there are 83 active properties listed and 48 others under contract.
