July 2020 Real Estate Report

July again saw real estate sales rocket on Daniel Island with twice as many homes sold as were in 2019.
 
In July 2020, 61 homes sold on Daniel Island for a total sales volume of $54,504,748. In the same month in 2019, 30 homes were sold for a total sales volume of $21,411,329 — less than half compared to the current year.
 
The most expensive home sold was on Bermuda Isle Street in Daniel Island Park for $3.795 million. The least expensive home sold was a condo on River Landing Drive, which sold for $149,900.   
 
As of Aug. 11, there were 168 homes for sale with 83 active and 85 under contract.
 
Renee Reinert Pote with Iron Gate Realty continues to stress that inventory is low. “We have a shortage of homes due to several factors. Can you guess them?” asked Pote. 
 
She said she believes there are three main reasons:
 
1.  COVID-19. People are sitting tight, not sure what will happen next.
 
2.  An increase of out of town buyers escaping the north.
 
3. Election. People are buying now because interest rates are so low and they are not sure how long they will remain this low.
