June 2018 Real Estate Report

Following the same trend from the past two summers, Daniel Island real estate sales were sizzling early this summer. The total number of homes that sold on Daniel Island in June was 46. That is consistent with the last couple of years and shows a considerable jump over May. As of July 12, there were 181 homes for sale, with 114 active and 67 under contract. Total sales in June equaled $35,354,667.

A total of eight properties sold for more than $1 million in June. The most expensive home sold was in Daniel Island Park. It was purchased for $1.65 million. The least expensive home sold was a condo on River Landing Drive for $163,000.

Even though the summer months are on an upward trend on Daniel Island, Renee Reinert Pote with Iron Gate Realty believes that the market isn’t completely predictable.

“We have noticed a continued unusual market,” stated Pote. “Homes that seem to be priced well in accordance with the current comps may sit a little longer than expected. New construction continues to be in demand.” Pote also noted that colors can play a part in the market right now.

“The homes we are finding that sell quickly are the homes that are very light in color with updated kitchens and offer a view or privacy on their lot,” she said. “Priced right, these homes seem to be selling within three months or sooner.”
