May 2018 Real Estate Report

The total number of homes that sold on Daniel Island in May was 33. As of June 13, there were 213 homes for sale, with 133 active and 80 under contract. Total sales in May equaled $25,304,147.

There were six properties that sold for more than $1 million in May. And out of the 33 total homes that sold, 25 of them sold for over $500,000. The most expensive home sold was in Daniel Island Park. It sold for $1.9 million. The least expensive home sold was a condo on River Landing. It sold for $138,000.

One trend this May that Hayden Jennings of Hayden Jennings Properties noticed was the amount of time single family homes stayed on the market compared to May of 2017.

“That has decreased significantly to 40 days on the market for May 2018 versus 91 days on the market in May 2017, that’s a 56 percent decease!”

He also noticed that the opposite was true when looking at condos.

“Compare this to the reverse trend in condos of 146 days on market for May 2018, compared to 33 days on the market in May 2017, which was a 342 percent increase.” Jennings noted that certain communities undergoing litigation probably contributed to the increase in marketing time for condos.
