October sales up considerably over last year

Thirty-one homes sold on Daniel Island in October. As of Nov. 15, there were 87 homes listed for sale. Of those, there were 48 active listings and 39 listings were under contract. The total sales for the month were $49,493,910. 
 
The most expensive home sold in October was a five-bedroom home in Daniel Island Park that sold for $3.8 million. The least expensive home sold was a one-bedroom condo in Daniel’s Landing that sold for $347,000.
 
According to Tricia Peterson with Island House Real Estate, even with higher interest rates, the Daniel Island market is up compared to this time last year.
 
“The real estate market has changed considerably since the interest rates have hovered between 7-8% for several months but the average price, price per square foot, and total dollar volume sold of homes on Daniel Island is up compared to October 2022. Homes have been lingering longer on the market as our buyer pool has decreased but days on market is down 29% on Daniel Island, while up 23% in the entire Charleston area,” Peterson explained.
