Seller’s housing market continues on Daniel Island

April sales near $40M
In April, 38 homes sold on Daniel Island with an average sales price of $1,052,494.
 
As of May 7, there were 25 active listings and 97 properties under contract. 
 
The least expensive home sold was a condo at 130 River Landing Drive for $174,975. The most expensive home sold was on Island Park Drive for $2.65 million. Sales volume for April totaled $39,994,775, compared to nearly $17.4 million in April 2020.
 
According to Renee Reinert Pote, the area is experiencing a seller’s market with two kinds of buyers. 
 
“The first kind is the buyer that doesn’t have to sell their home and can purchase their next home first. The more common buyer is the second buyer. This is the buyer that prefers to sell their home first and then use that cash for their next home,” Pote said.
 
She also notes that most sellers in this market won’t take a contract with a home sale contingency.
 
“Because of this, we now have sellers selling their homes and becoming temporary renters so that they are now ready to compete with other multiple offers and have a much higher chance of getting the home of their dreams,” she said.
