September 2017 Real Estate Report

Fifteen homes sold on Daniel Island in September. This is down from last year, when 28 homes sold in September 2016, and in fact was the lowest number of sales for the month of September in the past few years.

According to Hayden Jennings with Hayden Jennings Properties, this September ranks lower in several categories compared to the same period last year. One example is the break down in types of properties sold during September in 2016 and 2017.

“The number of closed sales of condos was way down at two this September compared to 11 in September of 2016,” stated Jennings. “For single family detached homes it was a little better but still down this year at 13 versus 17 in September 2016.”

Jennings also noted that another downward trend was the percentage of list to sold price.

“In September of 2016 single family detached homes were bringing in 99.7 percent of the list price compared to 92.1 percent this period. I am seeing sellers listing with a bit higher prices to test this hot market but being more open to taking a bit less at the end of the day.”

As of Oct. 16, there were 199 homes for sale. Of those, 147 were active and 52 were either pending or contingent. This September, sales totaled $11,081,600.
